Robotic Lawn System —Installation & Performance Expectations.

Robotic mowing is a continuous turf maintenance system designed to improve lawn consistency, density, and manageability through frequent, controlled cutting.

Unlike periodic manual mowing, robotic systems operate multiple times per week, removing minimal growth per pass. This promotes lateral turf development, improves ground coverage, and gradually reduces many upright weeds that cannot tolerate repeated cutting.

When properly matched to the property and allowed to operate consistently, robotic mowing can produce a more uniform and stable lawn structure over time.

Intended Function

Robotic mowers maintain existing Turf, Field Grasses Or Clover/Weed Yards. They are not reclamation tools.

They are not able to increase plant coverage in areas that have:

  • damaged or bare soil
  • drainage deficiencies
  • irrigation deficiencies
  • severe shade limitations
  • neglected or non-viable turf/Vegetation

Areas without healthy, established ground cover may require modification, exclusion, or extended drying times (i.e., making that problem area its own separate area).

These conditions are property-dependent and do not indicate equipment malfunction.

Expected Lawn Response

Robotic mowing changes Turf & Weed growth behavior. Over time, this typically results in:

  • increased turf density
  • reduced vertical weed growth
  • improved surface consistency

This process occurs progressively or quickly at the beginning of certain seasons and depends on environmental conditions, turf health, and site characteristics.

Immediate visual perfection is not the operational standard.

Improvement occurs through sustained operation. Most changes will be noticeable in 2-3 weeks.

Surface Condition & Clipping Management

Robotic mowing systems operate at high frequency during active growth, removing minimal tissue per pass and redistributing clippings in fine amounts that break down deep within the turf canopy rather than accumulating on the surface. As a result, loose clippings are continuously recycled during the growing season and surface debris is substantially reduced compared to periodic mowing methods.

During seasonal dormancy, however, warm-season turf species (including Bermuda, Zoysia, St. Augustine, & Centipede,) naturally retain dry, senesced leaf tissue. Because growth has slowed or stopped, robotic mowing frequency may decrease accordingly. Under these conditions, aggressive foot traffic or disturbance can dislodge dormant plant material. This material is detached leaf tissue from seasonal dieback, not active clipping accumulation or ongoing thatch production.

Accordingly, descriptions such as “thatch-free” or “barefoot-walkable” reflect typical surface conditions during active growth and proper system operation. Seasonal dormancy and heavy disturbance may temporarily expose or loosen dormant plant material, particularly if maintained at higher cut settings, but sustained clipping buildup remains substantially lower than with conventional periodic mowing.

Edges and Boundary Areas

Robotic systems maintain defined mowing zones based on property layout and configuration. Certain perimeter areas, tight transitions, or complex boundaries may require occasional manual trimming/edging.

This is normal and expected with Most autonomous mowing systems.

Initial Mapping & Configuration

Robotic mowing systems require an initial property-specific map and configuration. During installation, AutoMow defines mowing boundaries, navigation paths, signal reliability, and operating parameters based on the property layout and terrain.

Robotic performance is map-driven. Once configured, the mower consistently operates within the defined boundaries and settings.

After installation, minor boundary refinements are normal and easy to execute as property use evolves or as you become familiar with proximity preferences (such as curb edges, landscape beds, driveway transitions, or newly cleared areas). These adjustments are straightforward and reflect the configurable nature of the system

Environmental and Seasonal Factors

Robotic mowing performance and lawn response are influenced by:

  • weather conditions
  • soil moisture
  • seasonal growth cycles
  • shade and sunlight distribution
  • property usage and traffic

Temporary surface wear, tracking, or turf stress related to environmental factors does not constitute equipment failure or property damage.

Equipment Selection and System Fit

AutoMow selects robotic equipment based on property-specific evaluation, including terrain, signal environment, and turf conditions.

When operated under suitable conditions, robotic mowing systems are capable of maintaining residential and commercial turf to a high standard of consistency.

If a selected system cannot achieve baseline operational performance under the evaluated conditions, AutoMow provides corrective action in accordance with the Bot Swap Guarantee.

This document outlines your selected robotic lawn system, configuration, and deployment plan.

1. System Purpose & Intended Use

Robotic lawn systems are designed for high-frequency lawn maintenance. They maintain existing ground cover by cutting frequently at specific heights and are effective on turf, weeds, or mixed vegetation, provided there is active growth.

Robotic mowers are maintenance systems and are not intended to reclaim neglected properties or correct underlying drainage, grading, or soil issues.

2. Ground Cover & Turf Density

Robotic mowers require continuous ground cover to distribute load evenly. Areas with thin, sparse, patchy, or non-regenerating growth may experience tracking, surface disturbance, or exposed soil over time. These effects are environmental in nature and do not indicate equipment malfunction or installation error.

3. Shaded & Low-Growth Areas

Shaded areas often produce slower and thinner growth. In areas where vegetation does not regenerate effectively, repeated robotic passes may result in visible wear or soil exposure. Performance in shaded areas may vary seasonally. Typically recommend these as no go zones.

4. Turf Improvement Effects

High-frequency mowing encourages lateral growth, turf thickening, and long-term weed suppression. Improvements occur gradually over time and depend on sunlight, water, and natural growth conditions. Immediate visual perfection is not guaranteed.

5. Edges, Boundaries & Finish Expectations

Robotic mowers do not guarantee full edging coverage. Depending on property layout, obstacles, and boundary configuration, some perimeter growth may remain and require manual trimming. Boundary appearance may improve over time but is not guaranteed to match manual edging results.

6. Installation & Mapping Configuration

Robotic systems require initial mapping and configuration specific to the property layout. AutoMow establishes mowing boundaries, navigation paths, and operational settings during installation.

After installation, minor boundary refinements are common as clients become familiar with map controls and property use evolves (e.g., adjusting curb distance, garden edges, driveway transitions, or newly cleared areas). These refinements are normal and do not indicate system instability or malfunction.

Performance is determined by map accuracy and site conditions. Future layout changes or landscape modifications may require remapping or boundary updates.

7. Client Responsibilities

The client agrees to:

  • Remove LOW toys, cords, debris, or new obstacles from mowing areas
  • Understand that newly created bare or thin areas may require system adjustment by remapping

8. Environmental & Seasonal Conditions

Performance may be affected by wet soil, leaf accumulation, dormancy, or seasonal growth changes. Temporary surface disturbance caused by environmental conditions does not constitute property damage or equipment defect.

9. Navigation & Signal Configuration

Final system configuration, including navigation method and any tower or auxiliary components, is determined following AutoMow’s navigation and communication evaluation. Configuration decisions are based on signal behavior, property layout, and reliability requirements.

10. Bot Swap Guarantee

This robotic mower system was selected based on AutoMow’s pre-installation assessment of the property, including terrain, growth behavior, and navigation feasibility.

If, after installation and reasonable adjustment, the selected robotic mower fails to meet baseline operational performance on the assessed property, AutoMow will replace the mower with a comparable robotic mower from a different brand or model in order to achieve proper system fit.

This guarantee applies provided that site conditions have not been materially altered and that performance issues are not caused by environmental, seasonal, or use conditions outside the scope of the original assessment.

11. Warranty & Liability Limitations

AutoMow warrants that installation services will be performed in a professional and workmanlike manner. Manufacturer warranties apply to equipment components as provided by the manufacturer.

Surface disturbance, turf wear, or soil exposure caused by environmental or growth conditions does not constitute negligence, property damage, or equipment failure.

12. Service & Modifications

Ongoing support, maintenance, adjustments, or site changes not included in the original quote may be billed separately. Unauthorized modifications or misuse may void applicable guarantees or warranties.
